Frozen Attic Pipes: How to Prevent Them and Stop Leaks

Watch: Why Does Home Restoration Seem to Drag On?

A lot of North Texas homes have water lines running through the attic. Builders do it for good reasons. It's practical, it's accessible and it works great for about 360 days a year. Then a hard freeze rolls in, the attic gets cold and the pipe that's been quietly doing its job for years splits. Often you don't know until it thaws and water comes through the ceiling.

Here's how to protect those lines, and how CMDR Restoration and G3 handle it if one goes.

Why Are Attic Pipes Such a Freeze Risk?

Attics are built to vent. That's great for summer heat. It's not so great in a freeze, when cold air moves right through the space where your pipes live. Lines over garages, in bonus rooms, in additions or near eaves are especially exposed. If insulation is thin, missing or was disturbed by a cable install years ago, the risk goes up.

How Can I Protect My Attic Water Lines?

  1. Find them. Take a flashlight into the attic, carefully, walking only on joists or decking. Note where lines run, especially near the edges.
  2. Check the insulation. Pipes should be covered by insulation or wrapped in foam pipe sleeves. Look for gaps, crushed spots and bare sections.
  3. Add foam sleeves to exposed sections. They're inexpensive and easy to slip on.
  4. Keep the house heated during freezes. Warm air from below helps.
  5. Drip faucets fed by attic lines on the coldest nights.
  6. Know your main shutoff. If a line splits, every second counts.

If you're not comfortable in the attic, ask a plumber or a contractor to take a look before the cold season.

What Are the Signs an Attic Line Has Split?

  • A new water stain or bubble on the ceiling
  • Water dripping from a light fixture, vent or smoke detector
  • A sagging ceiling, which means water is collecting above it
  • The sound of running water when nothing's on
  • A water meter that moves when everything is off

If you see a sagging ceiling, keep everyone out from under it. Wet drywall is heavy and can come down.

What Should I Do First If an Attic Pipe Bursts?

Shut off the main water. Turn off power to affected rooms at the breaker if you can do it safely. Put buckets under drips. Take photos and video. Then call for help. Our guide on what to do when a pipe bursts walks through it.

How Does CMDR Handle a Ceiling Leak?

Attic leaks are tricky because water travels. It runs along joists, soaks insulation and comes down somewhere other than where the pipe split. Then it runs down the inside of walls. CMDR Restoration, our mitigation partner (licensed by TDLR, RCO #1801), will:

  • Confirm the source is stopped and the area is safe
  • Check the attic, ceiling and walls with moisture meters and thermal imaging
  • Remove wet insulation, which rarely dries well and holds water against the drywall
  • Remove ceiling drywall that's saturated or sagging
  • Open walls below with flood cuts where water traveled down
  • Dry everything with air movers and dehumidifiers, and log readings until it's done
