Fall Roof Maintenance Checklist for North Texas Homes

Your roof had a rough summer. While you were inside with the AC cranked and a glass of sweet tea, your roof was outside getting baked day after day. North Texas summers are no joke. Shingles expand and contract, sealants dry out and attics turn into ovens.

Now that fall is here and the weather is finally nice enough to stand outside without melting, it's a great time to give your roof a little love. Here's a friendly checklist. No ladders required for most of it.

What Can I Check From the Driveway?

Grab a coffee and take a slow walk around the house. Look for:

  • Missing, curled or cracked shingles. Heat can make older shingles curl at the edges.
  • Dark streaks or bare spots where granules are wearing thin.
  • Sagging areas or anything that just looks "off" compared to the rest of the roof.
  • Damaged or loose ridge caps along the peaks.
  • Flashing around chimneys, walls and pipes that looks lifted or rusty.
  • Granules in gutters or at the bottom of downspouts.

Binoculars are your friend. You'll look like a bird watcher. The neighbors will understand.

How Are My Gutters Doing?

Fall is gutter season. Leaves, twigs, pine needles and the occasional tennis ball love to collect up there. Clogged gutters can send water over the edge, against the fascia and down the foundation. Look for:

  • Overflowing or sagging gutters
  • Downspouts that dump right next to the foundation
  • Dents from summer hail
  • Gutter guards that came loose

Read don't forget the gutters for more on why they matter.

What Should I Look for in the Attic?

If you can get into the attic safely, take a flashlight and look for:

  • Water stains on the decking or rafters
  • Daylight where it shouldn't be
  • Damp or compressed insulation
  • Signs of critters, like droppings or chewed insulation. Squirrels love an attic in the fall.
  • Ventilation. Vents shouldn't be blocked by insulation.

If you're not comfortable up there, skip it. We'll look.

Should I Trim the Trees?

Yes, please. Branches rubbing on a roof can scrape away granules, and limbs that hang over can drop leaves and debris or fall during a winter storm. Trim back branches that touch or hang over the roof. Our friends at G3 Property Care can help with that, over on the landscaping page.

What Do I Do Before Winter Shows Up?

North Texas winters are mild, until they aren't. Before the first freeze:

  1. Clear gutters so melting ice can drain.
  2. Make sure downspouts point away from the house.
  3. Check that attic pipes are insulated.
  4. Fix any small roof issues now, before ice or wind finds them.

Why Does Attic Ventilation Matter So Much Here?

A hot attic cooks shingles from underneath while the sun cooks them from above. Good intake vents at the eaves and exhaust vents near the ridge let hot air escape. If insulation is blocking the soffit vents, or a vent was damaged by hail, the attic holds heat longer. That's hard on the roof and on your AC bill. If your attic feels like a pizza oven, mention it when we inspect.

When Should I Call a Pro?

If you see missing shingles, lifting flashing, water stains or anything that worries you, call us. Small problems are a lot easier to fix in October than in a February ice storm. We'll inspect, photograph what we find and tell you straight. If it's fine, we'll tell you that too, and you can go back to enjoying the nice weather.

Is My Roof Getting Old?

Asphalt roofs don't last forever, especially in our heat. Curling, cracking, heavy granule loss and repeated leaks are signs a roof may be near the end. If yours is getting there, we're happy to talk through options, from repair to replacement. No pressure.

Now go enjoy fall. Your roof would want you to.
