WatchMosswood Renovation: Before the TransformationNobody plans a remodel because a pipe burst or a kitchen caught fire. But a lot of remodels start exactly that way. One day you've got a house you were happy with. The next, half the drywall is cut out and the floors are gone, and somebody asks you what kind of cabinets you want.
This one's serious, because the order you do things in matters, and the decisions are bigger than they look. Here's how to think about remodeling after a loss.
Why Does Mitigation Have to Come First?
Before anything gets rebuilt or upgraded, the house has to be stable. That means:
- Water extracted and the structure dried, with moisture documented
- Mold addressed if it's present
- Soot and smoke odor removed at the source after a fire
- Damaged materials removed
CMDR Restoration (TDLR RCO #1801), our mitigation partner, handles this step. Building over wet framing or smoky materials is how you end up with mold, odor that comes back, and opening the same wall twice. Our water team explains it in mitigation vs. restoration.
What's the Difference Between Repair and Remodel?
This is the most important thing to understand:
- Repair (restoration) puts the home back the way it was. G3 inspects and documents the damage room by room and writes the repair scope in Xactimate.
- Remodel (upgrade) is anything you choose to change beyond that: a new layout, better finishes, a bigger shower, an opened-up kitchen.
At G3, any upgrade beyond the repair scope is written up separately, so you always know what's restoration and what's your choice. That keeps things clean for you, for your records and for everyone involved.
Is This a Good Time to Upgrade?
For a lot of families, it is. If the cabinets are already coming out and the floors are already gone, it can be a natural time to make changes you've wanted for years. Some common upgrades during a rebuild:
- Opening up the kitchen
- Upgrading flooring throughout instead of patching one room
- Swapping a tub for a walk-in shower
- Moving or adding outlets and lighting
- Changing cabinet layout or adding an island
But be honest with yourself about budget and stress. A loss is already hard. Adding a big remodel adds more decisions and more time. There's no wrong answer.
What Did We Learn From Mosswood?
The Mosswood house started with its own share of problems, and it became a full remodel. Watch "Mosswood Renovation: Before the Transformation" above. When you remodel top to bottom, it's basically like building a new house, and you have to make a lot of decisions quickly because everything has to be ready when the crews are ready. That's doubly true after a loss, when you're also dealing with the disruption. Our water team wrote about the Mosswood water loss.
How Should I Make Decisions Under Pressure?
- Separate the must-haves from the nice-to-haves. Write both lists down.
- Get the repair scope first. Know what's being restored before you plan upgrades.
- Get upgrades in writing, priced separately.
- Make selections early so the crews aren't waiting on you.
- Don't let anyone rush you into signing something you don't understand.
Why Does Restoration Take Longer Than People Expect?
There are steps in the process that are out of everybody's control: approvals, funds, mortgage company steps, material lead times, permits and inspections. Having a contractor you trust, understanding what it looks like and being relatively patient helps a lot. It usually takes a little longer than it should. I'll always tell you where things stand.
