Mitigation gets your home stable. The rebuild gets your home back. It's the longest part of a fire recovery and the part families think about the most, so I want to walk you through how G3 Construction approaches it.

When Does the Rebuild Start?

The rebuild starts after mitigation is done. CMDR Restoration (TDLR RCO #1801), our mitigation partner, removes the burned and wet materials, dries the structure and handles soot and odor. Building over materials that still hold smoke or moisture is how you get odor that comes back and problems that show up later.

Once the home is stable, G3 inspects and documents the structure room by room and writes the repair scope in Xactimate. That written scope is the roadmap for the rebuild.

What Gets Rebuilt?

It depends on the fire, but a rebuild can include:

  • Roof decking, shingles and the roof system
  • Framing and structural repairs
  • Insulation and drywall
  • Electrical and plumbing work by the right trades
  • Cabinets and countertops
  • Flooring
  • Doors, trim and paint
  • Windows and exterior finishes

Some projects require more than a new roof. A fire that started in the kitchen can affect the attic, the roof and rooms on the other side of the house. We build the whole thing, not just the part you can see from the street.

How Many Decisions Will I Have to Make?

More than you think. One of our Mosswood clients said it best: when you remodel everything top to bottom, it's basically like building a new house, and you don't realize how many decisions you have to make really quickly because everything has to be ready when the crews are ready.

A fire rebuild is the same. Cabinets, counters, tile, flooring, paint colors, light fixtures, hardware. We'll give you a list of what's coming and when we need answers, so you're not picking out a million things in a week.

Can I Make Upgrades While You're Rebuilding?

Often, yes. A lot of families use the rebuild to open up a kitchen, change a floor plan or upgrade finishes. Any upgrade beyond the repair scope is written up separately, so you know exactly what's part of the restoration and what's your choice. Read more in our guide to remodeling after water or fire damage.

How Will I Know What's Going On?

Communication makes or breaks a rebuild. G3 Construction manages the crews and keeps you updated. You'll know what's happening this week, what's coming next and what we need from you. When something goes wrong, and on construction projects things always go wrong at some point, we tell you and we fix it.

That's what we mean by construction shouldn't feel transactional. We care about the relationship, and it changes how we respond when things don't go to plan.

Why Does It Take Longer Than People Expect?

Restoration has steps that are out of everybody's control: approvals, funds, material lead times, permits and inspections. I'll always be honest about where things stand. Having a contractor you trust, understanding the process and being a little patient goes a long way.

What Happens at the End?

We do a final walkthrough together. You'll see every room, point out anything that isn't right, and we'll take care of it. Our work is backed by a 1-year workmanship warranty.
