In a lot of North Texas homes, the patio door is the busiest door in the house. Kids run in and out to the pool. The dog wants out, then in, then out again. You're carrying plates out to the grill. It's opened and closed more than the front door ever is.

So it's no wonder patio doors wear out. Here's how to tell when yours is ready to go, what your options are and how G3 handles it.

How Do I Know It's Time to Replace My Patio Door?

Look for these:

  • It's hard to slide. You have to put your shoulder into it, or it jumps the track.
  • Drafts. You can feel air coming in around the edges.
  • Water. Stains, cupping or soft flooring by the door, or water on the floor after rain.
  • Fog between the glass. The seal has failed.
  • It won't lock right. That's a security problem.
  • Damaged frames or tracks. Bent, cracked or corroded.
  • Hot glass. That big pane of glass might be heating up your living room every afternoon.

Some of these can be repaired. Rollers, handles and locks can sometimes be replaced. But if the frame, glass and track are all tired, replacement is usually the better long-term answer.

What Kinds of Patio Doors Are There?

  • Sliding doors. The most common. One panel slides past another. Great where you don't have room for a door to swing.
  • Hinged French doors. Classic look, opens wide, needs room to swing.
  • Multi-panel doors. Several panels that slide or fold for a bigger opening.

Each comes in different frame materials and glass packages, the same as windows. Low-E glass makes a big difference on a big door in the Texas sun.

Why Does Installation Matter So Much on Patio Doors?

Patio doors sit at floor level, usually facing a patio that gets rain, sprinkler spray and pool splash. If the door isn't flashed and sealed right, water gets under the threshold and into the subfloor. We've seen it on restoration jobs: rotted subfloor and damaged flooring next to a patio door that was installed poorly years ago.

When we replace a patio door, we check the opening and the subfloor, fix damage we find, and flash and seal it so water stays out. See our guide on window leaks and hidden water damage.

Why Choose G3 for a Patio Door?

  • No high-pressure sales. We'll talk through options and you decide.
  • Not tied to one manufacturer. We can compare products for your home.
  • Restoration experience. We know what water does around doors, and we look for it.
  • Bring us an estimate. Got a retail estimate already? Bring it, and we'll go over it with you.
  • One team. If there's water damage, CMDR Restoration (TDLR RCO #1801), our mitigation partner, can dry it out and G3 can repair the floor and wall.
  • Our work is backed by a 1-year workmanship warranty.

Can I Upgrade While I'm at It?

Sure. A patio door replacement is a good time to think about:

  • Going from a slider to French doors, or the other way around
  • Bigger glass or a wider opening, where the structure allows it
  • Built-in blinds between the glass
  • Better locks and hardware
  • A patio cover to shade the door and cut heat; see our remodel page

Changing the size of the opening is a bigger project, since it can involve framing and headers. We'll explain what's involved.

How Do I Get Started?

  1. Measure your current door's width and height, if you can.
  2. Take photos of the inside and outside.
  3. Note any problems: drafts, sticking, water, locks.
  4. Call us at (945) 300-9018 or request a window estimate online.

We'll come look, talk through options and give you a written estimate.

Frequently Asked Questions

Can a sticky sliding door be repaired?

Sometimes. New rollers or a cleaned track can help. Damaged frames and tracks usually mean replacement.

Can I replace a slider with French doors?

Often, yes, if there's room for the doors to swing. We'll check the opening.

Why is there water on my floor by the patio door?

It can be a sealing, flashing or threshold problem. Have it checked before it damages the subfloor.

Do you replace patio doors and windows together?

Yes. Many homeowners do both at once for a consistent look.
