Windows don't usually fail overnight. They wear out slowly, a little at a time, until one day you notice the living room is always hot, the bedroom window won't open, or there's a stain on the drywall under the sill. By then, some of those problems have been going on for a while.

I want to be serious about this, because a window that's failing isn't just an energy issue. It can be a water issue and a safety issue too. Here's how to tell what's going on, and when repair makes sense versus replacement.

Is There Water Getting In?

This is the one to take most seriously. Look for:

  • Water stains or bubbling paint on the wall below a window
  • Soft or discolored drywall around the frame
  • Stains or cupping on flooring near windows and patio doors
  • Rotted or soft wood on sills or trim, inside or out
  • Mold or musty smell near a window

Water around a window means it's getting into the wall, and that leads to rotted framing and mold. Don't wait on this one. Read our guide on window leaks and hidden water damage.

Can You See Fog Between the Panes?

Double-pane windows have a sealed space between the glass. When that seal fails, moisture gets in and you see fog, haze or condensation between the panes that you can't wipe off. A failed seal means the window has lost a lot of its insulating value. Sometimes the glass unit can be replaced; sometimes it's a sign the whole window is at the end of its life. See foggy windows and broken seals.

Do the Windows Open, Close and Lock?

Windows are an exit in an emergency. Bedroom windows especially need to open. If you've got windows that:

  • Stick, bind or won't open at all
  • Won't stay open
  • Won't close all the way
  • Won't lock

...that's a safety problem, not just an annoyance. Sometimes it's hardware or balances that can be repaired. Sometimes the frame has warped or the house has settled, and replacement is the better answer.

Do You Feel Drafts?

On a cold, windy day, hold your hand near the edges of the window. If you feel air moving, the weatherstripping, the caulk or the window itself is letting it in. Some drafts can be fixed with new weatherstripping and caulk. If the frame itself is warped or the window is single pane, you're fighting a losing battle.

Are Your Rooms Hot in Summer?

North Texas summers are brutal on windows. If west and south-facing rooms are always hotter than the rest of the house, or the AC never seems to catch up, the windows could be part of it. Older clear glass lets in a lot of heat. Modern low-emissivity glass is designed to help with that. We cover that in our energy-efficient windows guide.

Are the Frames Damaged?

Walk the outside of the house. Look for:

  • Cracked, warped or split vinyl frames
  • Soft, rotted or peeling wood frames
  • Gaps between the frame and the brick or siding
  • Cracked or missing caulk
  • Hail dents and damage from storms

When Is Repair Enough?

Plenty of window problems can be fixed: new screens, glass replacement, new hardware, weatherstripping and caulk. If the frame is solid and the window works, repair is often the right call. We'll tell you honestly.

When Is It Time to Replace?

Replacement usually makes sense when frames are rotted, warped or cracked, when water keeps getting in, when several windows have failed seals, or when the windows are old single-pane units that make the house hard to cool and heat.

Frequently Asked Questions

Can a foggy window be fixed?

Sometimes the glass unit can be replaced. If the frame is in rough shape, replacement may be better.

Are drafty windows always a replacement?

No. Weatherstripping and caulk fix many drafts. Warped frames are another story.

Is water around a window serious?

Yes. It can mean water is getting into the wall. Get it checked quickly.

Do I have to replace every window at once?

No. We can talk through replacing the worst ones first.
