Mitigation and Rebuild With One Team: Why It Matters

When water damages your home, there are two big jobs. First, somebody has to stop the damage and dry the house. Then somebody has to put it all back together. In a lot of cases, those are two different companies who've never met. You end up as the middleman, passing photos and paperwork back and forth and trying to get two strangers on the same page.

At G3 Knows, it doesn't work that way. Here's why it matters.

Who Does What?

CMDR Restoration is the mitigation partner in the G3 Knows family. CMDR is licensed by TDLR, RCO #1801. CMDR handles extraction, moisture mapping, removal of damaged materials, structural drying and treatment.

G3 Roofing and Construction is a licensed general contractor and roofing contractor. G3 handles the rebuild: drywall, insulation, trim, cabinets, flooring, paint, tile, roofs and more.

They're separately licensed companies that work hand in hand.

Why Is One Team Better for You?

Nothing gets lost in the handoff. The photos, moisture logs, moisture maps and list of removed materials go straight from CMDR to G3. The rebuild team knows exactly what came out and why.

One point of contact. You aren't calling two companies for updates. You know who to ask.

Planning starts early. While the house is drying, the rebuild can be planned, selections can be discussed and materials with long lead times can be considered.

Standards are aligned. CMDR follows IICRC standards, like flood cuts at least 18 inches above where moisture was found, typically at 2 feet. G3 knows what to expect and rebuilds cleanly.

Accountability. When one family of companies handles both, there's no finger-pointing between the drying company and the rebuild contractor.

Why Does Proper Mitigation Make a Better Rebuild?

Matthew's water loss case study shows it. A first mitigation, done by another crew, removed very little, left carpet down and made no flood cuts. The rebuild scope based on that work didn't reflect what the home really needed. Once the house was mitigated properly to a written protocol and everything was documented, the true scope of the restoration was clear. The family got back into a properly restored home.

When mitigation is done right and documented well, the rebuild is accurate. When it isn't, everyone pays for it later.

What Can We Rebuild?

  • Drywall, texture and paint
  • Insulation
  • Baseboards, trim and doors
  • Cabinets and countertops
  • Flooring: tile, hardwood, laminate, vinyl and carpet
  • Bathrooms and kitchens
  • Roofs, if the water came from above

And because we do remodels, a lot of families take the opportunity to upgrade. Read why does home restoration seem to drag on for an honest look at timelines.

What Does a Typical Handoff Look Like?

When CMDR's readings show the structure is dry, and clearance is issued on jobs that need it, the equipment comes out and G3 walks the house. We review the removed-materials list against what we see, measure and write the rebuild scope. You'll know what's going back in, in what order and who to call with questions.

What About Insurance?

We're your contractor. We inspect, document and rebuild. We don't negotiate or adjust claims, and we don't interpret your policy. Questions about coverage belong with your carrier or agent. What we do is make sure the documentation from mitigation through rebuild is clear and complete.

What Do We Promise?

We won't promise timelines before we've seen your home, and we won't promise outcomes we don't control. What we will do: tell you straight what we see, follow the standards, keep you updated and stand behind our rebuild with a 1-year workmanship warranty. We're Licensed & Insured.
